Air conditioning in London

For air conditioning installation in London, you need an installer who handles the refrigerant legally, checks planning and freeholder consent, and finds a quiet, permitted spot for the outdoor unit. Most London homes suit a wall mounted split or multi split system that heats as well as cools. The price is confirmed after a survey of your rooms.

Why it is different here

Cooling built for how London homes actually are

Start a quote

London is the warmest part of the UK in summer. The Met Office puts London's average July high at 23.5°C, the highest in the country, and the city reached 40.2°C at Heathrow and St James's Park on 19 July 2022. Brick, stone and roads hold that heat after dark, so bedrooms and top floor flats stay hot when the countryside has cooled.

Most London homes were never designed for it. More than half of London households live in flats, many in conservation areas, and most have neighbours a few metres away. A good air conditioning job here is as much about consent, siting and noise as it is about the unit on the wall. That is how we plan every install.

How an air conditioning job runs

  1. Use the quote form: how many rooms, the property type, whether you want heating too, and roughly where an outdoor unit could go. Photos of the back of the building help.

  2. We visit, measure the rooms, check sun, insulation and electrics, find the pipe and drain routes, and tell you what planning, freeholder or landlord consent is needed.

  3. You get the design, unit positions and price in writing. Where consent is needed, you get the details the council or freeholder will ask for, and work waits until it is in place.

  4. Units are fitted, pipes are pressure tested and the system is charged and commissioned. We show you the controls and the simple cleaning you can do yourself.

London conditions

What makes air conditioning different in London

The heat island keeps nights warm

The Met Office explains that buildings and roads soak up the sun and give it back after sunset, so cities stay warmer than the countryside at night. That is why London bedrooms and loft rooms are often the first rooms people want cooled.

Most Londoners live in flats

The 2021 Census found 54% of London households live in a flat, against about 22% across England and Wales. Flats need freeholder consent and usually planning permission, because permitted development allows only one heat pump for a whole block.

Conservation areas cover much of the centre

Westminster has 56 conservation areas covering over 76% of the City, and Kensington and Chelsea is nearly three quarters covered. Outdoor units there must stay off street facing walls and roofs, so rear lightwells and hidden flat roofs do the work.

Noise limits are strict

Permitted development needs a calculated 37 dB(A) or less at the neighbour's window, and central boroughs go further. Westminster's guidance asks for plant noise 10 dB below the lowest background level in noisy areas, so unit choice and position are planned together.

Areas

Areas we cover across London

We work across central and west London and the main office districts, from mansion flats in Westminster and Kensington to terraces in Fulham and Wandsworth, family houses in Richmond, Ealing and Barnet, and offices in the City and Canary Wharf. Each area page explains the local planning picture, the typical homes and what usually works there.

If it goes wrong

Air conditioning leaking or not working?

01

Turn the unit off at the remote, then at its isolator switch if you know where it is

02

If water is dripping, put a towel and a bowl under the indoor unit and move anything electrical away

03

In a flat, warn the neighbour below if water could be getting through the floor

04

If you smell burning or the unit keeps tripping the electrics, leave it off and do not reset it again

05

Do not remove covers or touch the refrigerant pipes: refrigerant work is for F-gas qualified engineers only

06

If the power is out in your street, call 105 to report it to the network operator

Questions

Air conditioning questions, answered

How much does it cost to install air conditioning in London?

It depends on the number of rooms, pipe lengths, access for the outdoor unit and the electrics, so the price is confirmed after a survey. As a guide, the Energy Saving Trust puts a typical air to air system at about £1,900 for one room and around £3,700 for a three bedroom semi.

Do I need planning permission for air conditioning in London?

A unit used only for cooling needs planning permission. A heat pump that also heats can be permitted development on a house if it meets the size, siting and noise limits. Flats, listed buildings and street facing walls in conservation areas usually need permission.

Can I install air conditioning in my flat?

Usually, with the freeholder's written consent and, in most cases, planning permission. Check your lease's alterations clause first. If there is nowhere for an outdoor unit, an all in one unit through the wall may work.

Who is allowed to install air conditioning?

The refrigerant must be handled by an engineer with an F-gas qualification working for a company certified by an approved body such as Refcom, the F-Gas Register or Bureau Veritas. Ask for the company certificate and check it on the register. The new circuit must also meet Part P.

Can air conditioning heat my home in winter?

Most modern split systems are reversible and heat efficiently. Used this way they are air to air heat pumps. If heating is a main reason, the system needs sizing for winter heat loss, and you will need a separate way to heat water.

Is there a grant for air conditioning?

Not for cooling only units. The Boiler Upgrade Scheme lists £2,500 for an eligible air to air heat pump in a home in England or Wales, fitted by an MCS certified installer. As of October 2026 the Energy Saving Trust says no installers are yet MCS certified for air to air.

How noisy is air conditioning?

Indoor units are quiet on their low settings, and outdoor units are much quieter than they used to be. What matters most is where the outdoor unit goes relative to your neighbour's windows, which is why we work out the noise level before choosing the spot.

How often does air conditioning need servicing?

Most homes book a service once a year, ideally in spring before the first hot spell. Larger systems that hold more refrigerant also need legal leak checks at set intervals.
